WHAT IS A REAL ESTATE AGENT?
A real estate agent (sometimes called a real estate broker) is someone who facilitates the process of selling or buying a property. They act as a conduit. Or, conversely, they can help someone who would like to buy a home, by assessing their needs and budgets and then recommending properties that match.

The real estate agent also helps the buyer. He can give information on the neighborhood, point out the locations of schools and hospitals, and answer small but very crucial questions. TYPES OF REAL ESTATE AGENTS
There are two kinds of real estate agents. There is the seller’s agent, and there is the buyer’s agent.
A buyer agent, as the name implies, represents those who are looking for property. They will search for the properties that are listed and are for sale. He will act on the behalf of the buyer. He looks after his needs and interests, his preferences and his requests. He guides the buyer and makes recommendations. A seller’s agent, on the other hand, represents the needs and interests of those who are selling their homes. He takes care of listing the property, putting out the ads, marketing it in the websites and newspapers, putting out flyers, and generally doing all he can to spread the word. He’ll give you important information that will help you compute the value of your property, including financing, terms and conditions that are influencing the real estate industry.
HOW TO FIND A GOOD REAL ESTATE AGENT
You will interview real estate agents to find out which ones can best represent you. For example, ask him for his qualifications and credentials. Ask for character references and talk to former clients. Also look at his track record. Make sure that his listing are brought and sold correctly in the market. Try to understand his strategy for selling your home, like how he will list your property in the market. Check his knowledge of the industry by asking him to identify the true value of your house.
You should also ask him about his commission schemes. Never take anything for granted. Commission is basically the percentage of the sale that he will take as his fee. In some countries the fee is fixed, so do find out about the laws in the country where you are buying the house.
